Frequently Asked Questions

Flat Fee MLS Listings: How It Works

A Flat Fee MLS Listing offers the same exposure as a traditional 6% listing with a REALTOR® but at a significantly lower cost. As licensed REALTORS® and BROKERS, we ensure that your listing appears just like any other on the MLS.

You can sell your property directly to a buyer without an agent and avoid paying a buyer’s agent commission. However, if an agent brings a buyer, they must be compensated with the agreed-upon commission. This listing method is ideal for For Sale By Owner (FSBO) sellers and other property owners looking to save on commissions.

Getting Listed: How Long Does It Take?

Once you sign up for a Flat Fee MLS Listing on our website, you’ll need to complete a few required documents, including:

✅ Listing Agreement

✅ Lead-Based Paint Disclosure

✅ Seller’s Disclosures

✅ Agency Form

✅ MLS Data Sheet

This process typically takes about 20 minutes. The faster you email us your completed documents, the sooner we can input your listing into the MLS. You’ll also need to send property photos and a description. After receiving your information, we’ll enter your listing into the MLS within 24 hours and send you a proof for review. Once you approve the listing, we’ll make any necessary changes and set it live! Additionally, we will ship your sign and lockbox within 24 hours.

Commission Transparency

The commission offered to a buyer’s agent is clearly displayed on the MLS, so agents know exactly what they’ll earn.

Cancellation Policy

You may cancel your listing at any time, as long as the home is not under contract.

Can You List a Property on the MLS Without a REALTOR®?

No. Only a licensed REALTOR® who is a member of the National Association of REALTORS® (NAR) and the local MLS board can list a property on the MLS.

Fees & Closing Costs

✔ No Hidden Fees – You only pay the flat fee at the time of listing.

✔ No Additional Charges at Closing – You owe us nothing beyond the initial flat fee.

Who Handles the Paperwork?

The buyer’s agent and title company handle most of the paperwork, but we are available to assist whenever needed.

Why Doesn’t Everyone Use a Flat Fee MLS Listing?

Many sellers do choose this option, but some are unaware of it, while others assume it’s too good to be true. Once you research and understand the benefits, you’ll see why this is one of the best ways to sell a property!

Do Buyer’s Agents Avoid Flat Fee Listings?

No. Your listing appears exactly like any other MLS listing. Buyer’s agents are only concerned with how much commission they will receive, not how much you paid to list the property.

When Will I Receive My MLS Number?

Your MLS number is generated as soon as we list your property. Once it’s live, we’ll email you a link to your listing along with your MLS number.
